Here is a brief list of some of the property management services we provide:
- FINANCIAL:
- Preparation of monthly financial statements detailing:
- Rents Collected and Summary of Arrears,
- Monthly Disbursements, and
- Bank Balances.
- Pay all valid accounts incurred, taking advantage of all available discounts.
- ADMINISTRATIVE:
- Monitoring and enforce annual legal rent increases.
- Preparation of necessary notices to Tenants.
- Updating Tenant records on an ongoing basis.
- Arrange for Insurance, including building, liability, boiler, etc.
- Respond to concerns and quiries of Tenants.
- OPERATIONAL:
- Schedule on-site inspections and report any suggestions to the Owner which will ensure a
long term appeal for market resale, and minimize major repair expenses.
- Supervise repairs and/or maintenance work in the common areas.
- Hire and supervise on-site staff, superintendent and all contractors, where required.
- Establish preventive maintenance procedures for common areas.
- Tender and recommend suitable contractors.
