Here is a brief list of some of the property management services we provide:

  1. FINANCIAL:
    1. Preparation of monthly financial statements detailing:
      1. Rents Collected and Summary of Arrears,
      2. Monthly Disbursements, and
      3. Bank Balances.
    2. Pay all valid accounts incurred, taking advantage of all available discounts.

     
  2. ADMINISTRATIVE:
    1. Monitoring and enforce annual legal rent increases.
    2. Preparation of necessary notices to Tenants.
    3. Updating Tenant records on an ongoing basis.
    4. Arrange for Insurance, including building, liability, boiler, etc.
    5. Respond to concerns and quiries of Tenants.

     
  3. OPERATIONAL:
    1. Schedule on-site inspections and report any suggestions to the Owner which will ensure a long term appeal for market resale, and minimize major repair expenses.
    2. Supervise repairs and/or maintenance work in the common areas.
    3. Hire and supervise on-site staff, superintendent and all contractors, where required.
    4. Establish preventive maintenance procedures for common areas.
    5. Tender and recommend suitable contractors.
